Buying your first home

Here’s the whole path, one step at a time. When you’re ready, fill out the short questionnaire below and I’ll get back to you with a plan, in English or Spanish.

The path to your keys

  1. Set a budget

Look at your monthly budget, savings and debts. The calculator below estimates a monthly payment for a price you have in mind.

  2. Get pre-approved

A lender reviews your income, credit and savings and tells you how much they’ll lend. Sellers take pre-approved buyers more seriously. See my preferred lender.

  3. Look into down payment help

Texas programs can help eligible buyers with a down payment or closing costs. Each one sets its own rules.

  4. Search

We tour homes that fit your budget and must-haves, resale or new construction. First we sign a written agreement that spells out what I do and how I’m paid; Texas law requires it.

  5. Make an offer

I pull comparable sales, help you decide on price and terms, and negotiate for you.

  6. Inspection and appraisal

An inspector checks the home’s condition, and your lender orders an appraisal. What they find can lead to repairs or a new price.

  7. Closing

Review your final numbers, sign at the title company and get your keys.

My preferred lender

When you’re ready to get pre-approved, here’s who I recommend. You’re free to choose any lender, and it’s smart to compare loan estimates.

Down payment help

These programs are run by Texas and local agencies. Each sets its own rules, limits and amounts, and they change, so check with the program or a participating lender. I can help you figure out where to start.

  • Texas Department of Housing and Community Affairs (TDHCA)

Home loan programs with down payment assistance for eligible buyers, including My First Texas Home for first-time buyers.

  • Texas State Affordable Housing Corporation (TSAHC)

Homes for Texas Heroes, for eligible professions such as teachers, police officers, firefighters and veterans, and Home Sweet Texas, for low- and moderate-income buyers.

  • Fort Bend County Community Development

The county’s community development department manages federal housing funds, including money set aside for homebuyer assistance. Ask them which programs are open now.

Estimate a monthly payment

These are example numbers. Replace them with your own.

Rates vary by address. Your appraisal district lists yours.

Estimate only, not financial advice or a loan offer. It leaves out mortgage insurance, which many loans with a small down payment require. A lender can give you real numbers.

First-time buyer questionnaire

A few questions so I can come back with a plan that fits. It only takes a few minutes.

An email or a phone number is required; one is enough.
